THE BRIEF

Due to rapid expansion of their business, TW Group required a new facility to provide a central hub to all 13 divisions of their business together under one roof. As the new base for TW Group, the building included a two storied high end front-of house client area, reception and meeting space, and a single level combination of open plan and private office space and amenities to house the 13 business divisions and a storage/workshop area along the back for the building. Strata Group were responsible for delivery of the structural engineering on the project from concept through to project completion.

THE CHALLENGE

The building was situated on a site with significant earthworks and space constraints with plans for several other buildings to be located in close proximity. The building has to combine a mixture of uses whilst keeping the building a simple and cost effective as possible. The project was also to be delivered to a very tight timeframe to meet the clients requirements.

THE OUTCOME

The structural design allowed the building to accommodate the numerous commercial and industrial functions within a tight geometry to simplify the resource consenting and design process and allow maximum efficiency of the site. Strata worked closely with the Civils and Geotechnical Engineers and designed a foundation to minimise earthworks to avoid offsite removal of the contaminated ground.

CLIENT: MURRAYFIELD PROPERTIES LTD

THE BRIEF

As Havelock North continues its remarkable growth, the demand for innovative spaces dedicated to work, shopping, and dining has surged. This gave rise to the Joll Road precinct, a transformative endeavour constructed over two dynamic stages.

Strata Group played a pivotal role, taking charge of civil and structural design from the project’s inception, guiding it through its multi-staged evolution.

THE SOLUTION

Strata’s contributions encompassed the complete structural and civil solutions for both stages, including stormwater drainage, car park design, seismic design and construction monitoring. Notably, as part of the Stage 2 foundation design, Strata Group worked with the contractors to utilise a cost-effective and easy-to-use permanent formwork that sped up construction and saved the client time and money. A testament to Strata’s ability to think outside the box.

THE OUTCOME

The development promotes a vibrant mixed-use space with retail, food and office spaces. Collaborating closely with RTA architects, we’ve brought to life a captivating laneway-style space that defies the conventional limitations of small areas, proving that even modest spaces can wield a profound impact. This is urban design at its best.

Both Stage 1 and Stage 2 have now been successfully completed, showcasing Strata’s expertise in executing projects of this scale. Encompassing efficient structural design, that meets the seismic and wind demands of the site, while maintaining open spaces for people to work and gather in.

CLIENT: LOWMAC PROPERTIES LTD

THE BRIEF

Strata Group collaborated with client Lowmac Properties to transform an old, dilapidated site in the centre of Havelock North into a dynamic hub. The vision encompassed a versatile space serving as a village meeting point, seamlessly integrating accommodation, retail establishments, dining options, and workspaces.

THE OUTCOME

The $25 million development, orchestrated by Lowmac Properties Ltd. and executed by Strata Group, stands as a testament to successful collaboration. The incorporation of tower buildings surrounding a cultural courtyard required intricate 3D modelling due to the irregular nature of the structures. This development has seamlessly integrated into the fabric of Havelock North Village, emerging as a prominent feature in the local landscape.

It fulfils the growing community’s needs, providing a multifunctional space that enriches the local lifestyle. MANAGEMENT & CONSTRUCTION MONITORING | CIVIL & PROJECT DESIGN

DURATION: 2021-2023

CLIENT: BBI

THE BRIEF

BBI’s objective was to create a warehouse capable of meeting growing demand while serving as a showcase for quality timber products. Additionally, BBI aimed to challenge the steel-dominated industry by demonstrating the potential of commercial timber structures. Strata were responsible for the civil design, project design management (of civil), and construction monitoring.

THE SOLUTION

The ambitious and unique design brought about challenges with installation and erection of the large structural members. Clear communication with the local authority was also required throughout the consenting and construction stages, coordinating with several design consultants to ensure the programme and budget was maintained.

THE OUTCOME

Successful delivery of the largest clear-span engineering timber structure in the southern hemisphere which consisted of a 100m-long by 45m clear span building, with cantilevered canopies on both sides, providing approximately 6,500m² of undercover roof area. The building also includes a 300sqm architecturally designed office and showroom to showcase BBI’s premium products. The project included the construction of a 7,000sqm concrete yard and asphalt car park and utilised low impact design such as vegetated swales and rain gardens to treat and dispose of onsite stormwater. Completed in 2023, on-time and within budget, this transformative project positions BBI for a new phase of growth.

INDUSTRIAL DEVELOPMENT | CIVIL AND STRUCTURAL DESIGN

DURATION: 2019 - PRESENT

CLIENT: Sunfruits

THE BRIEF

Sunfruits, in its journey of continuous evolution and expansion, identified the need for a large, state-of-the-art packhouse in the Hawke’s Bay region to propel them into the next phase of growth. With a workforce ranging from 30 to 75 staff, depending on the season, this automated facility aimed to meet the demands of a business exporting up to three-quarters of its products, predominantly to Europe. 

Strata Group were engaged as the lead consultant, taking charge of overseeing the civil and structural design teams throughout the project.

THE OUTCOME

Applying the latest and proven design principles, the facility prioritised lower maintenance while incorporating cutting-edge technology and automation. Completion of the second stage of this $70 million coolstore development included controlled atmosphere stores, a packhouse, and office spaces. The 13,000sqm facility is now operational, serving as a hub for sorting and distributing pip and stone fruit from the Waikato and Hawke’s Bay regions for export. The project was completed on time and within budget.

CLIENT: HUSTLER SMART

THE BRIEF

Hustler Smart has been a significant contributor to the local primary sector since 1961. The family business has evolved into a key player in enhancing on-farm efficiencies through cutting-edge farming machinery. Faced with the need for expansion, Hustler engaged Strata to design a new factory building to advance the production of their world-class farming products for both domestic and foreign farming communities.

THE SOLUTION

The challenge was to seamlessly merge operational and manufacturing aspects into a functional facility that not only served the company’s needs but also reflected the excellence of Hustler Smart’s products. The building needed to be both practical and visually appealing, creating a welcoming space for clients to experience the quality of Hustler’s farming machinery.

THE OUTCOME

A 6,200m² state-of-the-art factory including 900m² of offices and a mezzanine first floor. Collaborating with architects in design of the office area, the design not only met functionality requirements but also enhanced the building’s aesthetic appeal. Completed to high standards, on time, and within budget, this facility positions Hustler Smart for continued growth in both local and international markets. As the lead designer, Strata utilised our full range of services to deliver a coordinated project from conception through to completion. This integrated approach showcases Strata’s capability to deliver comprehensive solutions tailored to the unique needs of their clients.

FULL CIVIL SERVICE DESIGN, CONTRACT & CONSTRUCTION MANAGEMENT

CLIENT: Te Taiwhenua o Heretaunga

THE BRIEF

Strata’s involvement in the Waingakau project spanned from its inception through the master planning phases to construction and title issuance for stages 1-5, with additional stages (currently 82 Lots) in construction and planning. Collaborating with the local Iwi, Waingakau aimed to create a visionary mixed-tenure housing development across 9.3 hectares in West Flaxmere. The focus was on providing affordable housing solutions for families in Hawke’s Bay, reflecting a commitment to fostering vibrant and sustainable communities.

THE SOLUTION

Positioned adjacent to cultural landmarks such as the marae and Kopapa, the development’s proximity adds a unique dimension to community living. Strata’s comprehensive involvement included consultation with Iwi, developing detailed engineering plans, securing necessary approvals, and overseeing procurement and construction to ensure timely progress through Stages 1-6.

THE OUTCOME

With Stages 1-5 successfully completed and Stage 6 under construction, Stage 7 remains in the pipeline. The goal of delivering 100 homes under the rent-to-own model is progressing, with current occupancy at 30%. Completion occurred on schedule and within budget, showcasing Strata’s effective civil engineering solutions.

SEISMIC ASSESSMENT  

DURATION: 2019 - 2021 

CLIENT: THE FOUNDATION NEST

THE BRIEF

Our client tasked us with conducting a comprehensive Seismic Assessment to determine the earthquake rating of their unique building. The challenge lay in the intricacies posed by the extensive use of timber and exposed rafters, making the assessment of this structure particularly interesting.

THE CHALLENGE

A key challenge encountered during the assessment was the need to unearth missing information crucial for completing a thorough evaluation. The building's complex structural irregularity, stemming from a combination of mixed materials and varied structural forms, presented an additional layer of complexity in the analysis.

THE OUTCOME

Leveraging advanced assessment techniques, Strata successfully provided a seismic assessment while filling in the gaps with previously missing information related to the building. The positive outcome of the completed Detailed Seismic Assessment (DSA) revealed a commendable earthquake rating. This ensures that the 1960s church can proudly stand tall in the community, having met seismic safety standards. Strata's expertise not only addressed the challenges but also secured the longevity and stability of this valued community structure.

SEISMIC ASSESSMENT | CIVIL AND STRUCTURAL DESIGN

CLIENT: Murphy Property Trust Ltd 

THE BRIEF

The Ministry of Social Development (MSD) Building in Napier aimed to create a spacious, modern office environment accommodating 250 staff members from various Government Agencies, including Oranga Tamariki, Kainga Ora - Homes and Communities, and other government entities. The building’s overarching objective was to provide a warm and inviting atmosphere, flexible workspaces, and upgraded technology to enhance the functionality of the housed departments.

THE CHALLENGE

Site constraints meant the design had to accommodate the building being constructed in two halves around the crane located near the middle of the floor plan. 

THE OUTCOME

Marked as a clean slate project, Strata’s seismic team initiated the process by managing structural drawings and calculations to secure building consent and devise engineering solutions for construction challenges. Strata took the lead in both structural and civil engineering design for the 3,200 sqm building, featuring two stories of offices and an underground car park. The below-ground basement carpark provided an opportunity to use a structurally efficient dual system utilising steel frames for gravity support and ductile reinforced concrete walls for lateral bracing. 

A notable technical aspect involved the implementation of limited ductile reinforced concrete cantilever walls for lateral bracing, showcasing an innovative solution for structural stability. 

SEISMIC ASSESSMENT

DURATION: 9.5 years

THE BRIEF

The venerable Knox Church in Napier, dating back to pre-1900, presented a unique challenge that demanded a comprehensive assessment of its environmental effects for resource consent. The subsequent phase involved significant structural strengthening drawings and calculations to obtain building consent. 

THE SOLUTION

Strata rose to the challenge, delivering a seismic assessment and a seismic upgrade design. The objective was to enhance the earthquake rating from 25-30% NBS (IL2) to an impressive 67% (IL2), all while preserving the historical aesthetics of this cherished building.

In addition to providing an Assessment of the Environmental Effects for securing resource consent and essential structural drawings, Strata monitored the seismic work after obtaining the necessary building consent. This involved the strategic structural steel strengthening of timber truss connections, roof, and wall bracing. The project also encompassed the like-for-like replacement of missing timber buttresses and the installation of new timber bracing piles.

THE OUTCOME

Strata's unwavering commitment to precision and preservation ensured the successful transformation of Knox Church. Beyond achieving seismic resilience, the project holds immeasurable value in safeguarding the cultural and historical heritage of Ahuriri. SEISMIC ASSESSMENT & UPGRADE

DURATION: 2018 - 2023 

CLIENT: Napier Central Fire Station 

THE BRIEF

Strata Group took on the significant task of executing a seismic upgrade for Napier’s Central Fire Station, aiming to elevate its earthquake rating from 15% NBS (IL4) to an impressive 67% NBS (IL4).

THE SOLUTION

The project’s complexity heightened due to the necessity for the facility to remain operational post-earthquake. Further complicating matter was the site’s location, bordered by open waterways on two sides, leading to an expected lateral spread of around 2 metres during extreme seismic events.

Strata provided detailed structural drawings and calculations, securing the building consent for the seismic upgrade. The technical aspects involved the replacement of URM (Unreinforced Masonry) infill with lightweight timber frame walls. Additionally, structural strengthening techniques were applied to the appliance bay roof bracing and office spaces. Foundation tie beams played a crucial role, connecting two wings to mitigate damage from lateral spreading.

The seismic upgrade project for Napier’s Central Fire Station exemplifies Strata Group’s commitment to delivering innovative and resilient solutions to our clients. CLIENT: ROCKIT GLOBAL

THE BRIEF

Based in Hawke’s Bay, Rockit Apples has thrived, expanding globally over the past two decades. To keep up with this expansion Rockit Apples required a modern apple post-harvest facility including coolstores, smart fresh, CA rooms, packhouse and ancillary plant buildings. The also required large modern office and amenities building.

THE SOLUTION

Navigating through the challenges imposed by Covid-19 restrictions was pivotal. The added pressure of ensuring completion for the 2021 apple harvest required meticulous planning. The facility had to be operational when the first apples arrived from the orchards, a challenge met successfully.

THE OUTCOME

The result is an impressive state-of-the-art apple packhouse over 20,600m², and a two-storey 420.00m² office building. With capacity for 120 permanent staff and up to 300 additional contractors during the bustling harvest season, this highly automated facility leverages technology to enhance productivity. Construction was successfully completed in 2021. Since then several other projects have been completed by Strata Group including converting some Cool Stores to CA rooms as RockitGlobal’s needs further develop. More than just a building, it is a growth-centric asset. Projections from Rockit indicate that over 400 million apples will be produced from this facility by 2025, promising significant contributions to the local job market and economy

CLIENT: Orams Group Ltd  

THE BRIEF

Situated at Auckland’s Wynyard Quarter, Orams Marine, a longstanding provider of superyacht refits was witnessing the industry’s growth and the evolution of vessels. Orams Marine recognised the need for a world-class facility capable of servicing a diverse range of vessels.

Enter Strata, the driving force behind the civil and structural design of this venture. Tasked with creating a superyacht refurbishment facility and two multi-storey mixed-use buildings encompassing retail, workshops, offices, and a car park.

THE OUTCOME

The result? One of the Southern Hemisphere’s most comprehensive superyacht refit facilities. Strata’s prowess in structural and civil engineering is evident in the completed dockyards and boat shed, capable of housing vessels up to 800 tonnes and 60m long.

An expansive 12,000sqm hardstand capable of supporting an 820-tonne travel lift, needed to move vessels from the water to the boatshed, and including a cutting-edge water treatment plant. With these additions and the help of Strata Group, Orams’ capacity has tripled, allowing them to haul out a remarkable 80% of the world’s superyacht fleet.

LOOKING AHEAD

The immediate future holds the construction of stage two, featuring commercial buildings, a multi-storey residential masterpiece, and enhanced maintenance facilities catering to ferries, fishing fleets, and commercial vessels.

CLIENT: WINSTONE WALLBOARDS

THE BRIEF

Due to constraints at the existing Auckland site, Winstone Wallboards initiated a transformative project to establish a cutting-edge wallboards plasterboard plant in Tauranga. Consisting of over 63,000sqm of buildings) across 12.8 hectares of land, the facility was meticulously designed with sustainability at its core, aiming to reduce carbon emissions by 10%.

THE SOLUTION

Strata spearheaded a comprehensive approach throughout the planning, design, and construction monitoring phases. The success of this project hinged on robust planning, effective communication, logistical expertise, and the strategic use of 3D BIM technology. Strata utilised BIM technology to coordinate, design and model the superstructure which required large open spans and detailed consideration to support heavy machinery delivering a light weight and cost effective design.

THE OUTCOME

Using a phased approach allowed for simultaneous detailing, fabrication, and site installation, resulting in the delivery of the facility boasting 50% more capacity than the Auckland plant. Importantly, this site has been future-proofed for expansion, attaining new industry standards, and contributing to job creation within the local economy.

Completed on-time and within budget, the project achieved exceptionally high

standards, fostering further collaboration with Winstone Wallboards.

Brief

To provide geotechnical, structural and fire engineering design from feasibility and concept through to the completion of construction.

Project Outline

The project involved an upgrade of the existing monastery accommodation block and construction of a new chapel. The development also included the upgrade of the accessway.

Challenges

The new chapel was a challenging structure, utilising curved glue-laminated timber rafters to form a dome on a sloping site. 

Brief

Project Outline

300 Lot residential subdivision. Civil engineering and services design.

Challenges

To design the infrastructure to council standards while managing a cost effective solution for the client. To design a stormwater attenuation and treatment system compliant with Environment Bay of Plenty’s discharge to harbour consent.

Project completed on time and within budget.

Seismic Upgrade

NAVIGATE HOTEL, 50 WAGHORNE ST, AHURIRI, NAPIER

Brief

To provide geotechnical, structural, civil and fire engineering design advice as part of a design team, through to completion of construction.

Project Outline - $5.3M

Construction of this architecturally designed, new, four-storey luxury hotel consisted of precast, structural steel, precast proprietary flooring and timber roof framing.

Challenges

The shape of the building required extensive modelling in ETABS and careful detailing of seismic joints. Limited space also required careful co-ordination with selected sub-contractors to ensure the building was economically viable.

Outcome

This high quality, new complex was completed on time and within budget.

Brief

Miitre 10 10 Mega

To design and project manage through to completion, a  functional and economical large format retail facility based on a  scheme by architects.

Project Outline - $5.8M

This large project consisted of a 10,000m2 retail and drive- through area with specialist 5,000m2 post tension floor slab completed in two concrete pours. The 2,000m2 garden centre was constructed with a full canopy and a 140m2 café attached.

Design Brief

Project Description

An architecturally designed, new, two-storey, multi-tenanted office building, built using precast concrete, structural steel, precast proprietary flooring and timber roof framing.

Challenges

The shape of the building required 3D modelling in ETABS and careful detailing of a seismic lateral resisting system. Limited space also required careful co-ordination with selected sub-contractors to ensure it was built cost-effectively.

Brief

To design and project manage through to completion a functional and economical large format workshop facility with front office and reception area, based on a scheme by architects.

Project Outline

This large project consisted of a 1,050m² workshop and main office/reception area with a 350m² mezzanine floor housing extra offices. Currently, the building is undergoing an extension of the mezzanine to incorporate a photography room and an executive meeting area.

Challenges

It was a large building, with a tight budget and timeframe, incorporating a light framework with a specific engineering design in order to use minimal amounts of steel.

Brief

To firstly assess then provide an extensive upgrade to strengthen the existing building.

Project Outline

The two buildings that made up the original club were constructed 17 years apart. The client required large open spaces so it was decided that whilst the newer building could be strengthened, it was more economical to demolish the older section.

Challenges

Due to the different buildings and specific client requirements, numerous strengthening techniques needed to be investigated to decide which best met the projects’ needs.

Outcome

The result was a visually diverse building that now uses the site to its full capacity, maximising investment potential.

Brief

To provide structural and fire engineering solutions.

Project Outline

Strengthening of the old Paxies building, and construction of a new structure for additional retail tenancies at the rear of the building.

Challenges

The existing building is protected by the Historic Places Trust so strengthening around the existing structure required special attention.

Brief

To design a 3200m2 factory, 9.5m high and 40m span building using sustainable resources whilst being cost effective with steel. No ledges for lint, fit for purpose and aesthetically pleasing.

Project Outline

Strata Group was employed by Diamond Apparelmaster to partake as lead designer and Project Manager for the new factory facility. Role included structural, architectural, civil and fire design, contract documentation, calling for tenders and construction observation.

Outcome

This complex was completed on time and within budget.

Brief

To provide geotechnical, structural and civil engineering design advice to allow the retailer to amalgamate two existing sites into one.

Project Outline

A high quality, two-storied retail outlet was to be created on a very tight site around an existing historically protected building.

Challenges

Geotech issues – The site proved to have poor subgrade conditions and specialist piling was required.

Structural issues – The existing building was originally intended to be retained but had to be partially demolished due to its poor structural condition. The demolition presented challenges with the adjacent protected building.

Project Management – Required careful planning and communication throughout the demolition and construction process as a tenant remained in the original building.

Outcome

An attractive, fully functional, large-scale retail outlet delivered on time and within budget. A quality iconic building for the Hastings city-scape.

Brief

To provide geotechnical, structural and fire engineering design from feasibility and concept through to the completion of construction.

Project Outline

This project entailed building an architecturally designed office and workshop, plus associated site development, in a newly formed industrial park. The project was a design-build development involving geotechnical investigations, civil works, and structural and fire engineering design.

Challenges

The project was completed within a tight time frame and had to be developed in parallel with the establishment of an industrial park. Challenging stormwater management criteria required innovative attenuation solutions. The programme required the architect and engineer to work in parallel, presenting challenges relating to the supply of information.

Outcome

This large, well-designed, functional complex was completed on time and within budget.

Brief

Project Outline

Civil and Structural design for a 76,8000 m2 primary multi-use processing factory and warehouse with six ancillary buildings.

Challenges

Complex engineering and modelling designs for long rafter spans to accommodate specific site operations, large seismic restraints for very heavy elevated internal plant and site boundary proximity protection requirements due to building size and scale.

Site levels and stormwater retention due to main building roof catchment volume. Complex geotechnical profile with challenging foundation design requirements.

Outcome

Preliminary design approved and Strata Group engaged to undertake further mini studies.

Brief

Structural and Civil design.

Project Outline

The project involved a luxury hotel, commercial offices, retail outlets, a basement carpark and tower buildings off a cultural courtyard. Complex 3D modelling was required due to the irregular nature of the building.

Challenges

The project required working closely with the architect and contractor to ensure efficient, cost effective design outcomes and complex staging issues. The sloping nature of the suite, poor subgrade conditions and staging all required a collaborative approach to ensure successful outcomes.

Outcome

Construction commenced January 2015 and the hotel opened in December 2016. The remaining works were completed in 2017.

Brief

To build a new integrated health facility adjacent to the existing Wairoa Hospital to allow a “one stop shop” for health services in the Wairoa District.

Project Outline

The two-staged construction involved a purpose built medical facility with specific servicing features necessary to accommodate the needs of a flexible and diverse tenant base. The facility had to be appealing to several small practices and fit for purpose.

Challenges

Working the structure around specific mechanical and electrical services within the building. Making the space as flexible as possible to allow modifications to various internal fitouts without significant structural implications.

Outcome

Brief

To structurally assess two existing buildings and determine strengthening costs. Once costs were assessed, demolition was recommended.

The second stage of the brief was to design a ‘fit for purpose’ retail and commercial block to maximize the potential of the site. Services included structural, civil and fire engineering design.

Project Outline

The new structure was to be constructed out of precast concrete and steel with extensive glazing to the street frontage on two sides. The façade was to include a steel chain mail screen suspended from outriggers.

Challenges

The full site building presented fire separation challenges and the subgrade conditions warranted hardfill raft solutions.

A well designed retail and commercial building on a high profile corner.

Project Outline

Strata Group designed and monitored the construction of a new 3-bay air ambulance facility at Hawke’s Bay Airport. The project included outpatient rooms, ambulance transfer, head office and a taxiway extension.

Challenges

The work needed to be carried out in the environs of a fully functioning and busy airport. There was also a sensitive stormwater discharge environment to consider. Plus, it all had to be done on a tight budget.

Outcome

The project was completed on time, within budget and with no disruption to air traffic.

To design a metallic tree sculpture to be placed in the Greenmeadows New World carpark. The structure was 6m high and each leaf was different.

Challenges

Due to the unique structural form of the sculpture, the design was based on a series of prototypes which were fabricated and tested before finalising the design.

The project was completed on time and on budget and is now an iconic feature of the supermarket.

The building consisted of a packhouse, coolstore, administration and staff facilities block. Strata was also commissioned to design the site works and servicing.

Challenges

This was a greenfields development with challenges around rezoning, servicing staging and tight timeframes. The project had to be completed before the upcoming apples season.

As the lead consultant Strata Group had to procure and project manage all subconsultants to ensure key project milestones were achieved. Extensive consultation with the territorial authorities was essential as part of the land development and rezoning process.

Brief: Structural and Civil design of a milk and juice bottling plant with Fonterra as a partner.

Challenges: The project required working closely with owner and contractor to ensure efficient cost effective design outcomes and complex staging to ensure deadlines were reached. Structural design had to incorporate all of the plant equipment which was imported from Germany.

Outcome: Satisfied clients with project completed on time and within budget. The Apple Press product is now in supermarkets throughout NZ.

Challenges: This was a brownfields development with challenges around contamination, consent staging, servicing strategy and tight timeframes.

Brief: Strata Group were engaged as the Lead Consultant to undertake structural and civil engineering, architectural design for the office complex and project management for the 13000m centre.

Project Outline: The building interior is a complex design that includes 27 CA store rooms, 6 smart fresh rooms and 5 large scale cool store rooms to accomodate apples and stone fruit.

Civil design included complex coordination with Hastings District Council to discharge into the Omahu Road infiltration Basin System.

Challenges: This was a Greenfield’s development. Flexible design was required throughout to accommodate market and tenant requirements.

Outcome: Due for completion mid 2019.
